Terms & Booking Policy

These terms apply when you book one of our properties directly through this website. Your booking is also subject to the rental agreement you sign through OwnerRez at the time of booking. Where the two differ, the signed rental agreement governs.

Cancellations and refunds

We are generally flexible about date changes. Contact us before cancelling and we will try to work something out.

Booking and payment

A booking is confirmed once payment is accepted and you receive a confirmation from OwnerRez.
Payments are processed by Stripe. EmeraldTide does not receive or store your card details.
Rates are quoted per night and vary by season. Taxes and fees are shown before you confirm.
The guest making the booking must be at least 25 years old and must be one of the occupants.

Occupancy

Crystal Shores sleeps up to 10 guests. The Enclave sleeps up to 8. Occupancy above the stated maximum is not permitted without our written agreement.

House rules

Full house rules, check-in details and property information are provided in your guest guide after booking. In summary: no smoking indoors, no parties or events, and quiet hours are observed. Pet policies vary by property, so please ask before booking if you plan to bring an animal.

Damage and liability

You are responsible for damage caused during your stay beyond ordinary wear and tear. We are not liable for loss of personal belongings, or for interruptions outside our control such as weather, storms, utility outages or road closures. We strongly recommend travel insurance for stays during hurricane season.

If we have to cancel

If a property becomes unavailable through no fault of yours, we will offer comparable alternative dates or another of our properties where possible, or refund you in full.

Photographs, text and design on this site belong to EmeraldTide and may not be reproduced without permission. We aim to keep rates, availability and descriptions accurate, but the rates confirmed at the time of booking are the ones that apply to your stay.

Governing law

These terms are governed by the laws of the State of Florida.

Changes to these terms

We may update these terms. The version in effect on the date you book is the version that applies to your stay.
